Society Evaluation

The first step in the redevelopment process involves convening a General Body Meeting of the society to obtain the consent of all existing members. A committee of representatives then approaches us to evaluate the proposal and provide a suitable offer.

Feasibility Report

Upon receiving the offer, we review the documents and prepare a feasibility report. This outlines whether the papers are in order or if discrepancies exist, along with solutions. We also verify if the Society/Apartment has a clear title and is free from litigation. If required, a legal consultant may be appointed during the redevelopment process.

Terms and conditions

Once the feasibility report is prepared and finalized, the committee holds discussions based on its findings. On this basis, both parties agree on the expected terms and conditions for the process. We then present the final offer to the society or apartment

Project design

Upon receiving verbal confirmation or a Letter of Intent from the society or apartment, we initiate the process of preparing the architectural plan for the proposed new flats. The society or apartment is then required to submit certain documents, and we communicate the corresponding timelines accordingly.

Presentation & Selection

We present redevelopment plans based on the expectations and suggestions of the society or apartment members. After finalizing the building layout and flat allocations, a draft redevelopment agreement is shared. The society or apartment then reviews it with their legal counsel, makes the necessary amendments, and finalizes it for signing

Agreement & Sanction

After the agreement is signed and registered, the Architects obtain the sanction letter and final layout from the Municipal Corporation. Meanwhile, we assist members in arranging rental accommodation during construction. In some cases, the agreement is signed after the initial plans are approved.

Property Handover

We normally allow a period of around 1–2 months for the society or apartment to vacate the property, so that once it is vacated, we can commence the demolition of the old structure. Subsequently, as per tradition, a Bhoomi Pujan is organized on an auspicious day prior to the commencement of construction work

Redevelopment FAQ's

We require an Old Sanctioned Plan Copy, Property Card, Area Statement of existing members, and Conveyance Deed.

A copy can be obtained from the Municipal Corporation’s archives.

It indicates a congested zone where TDR usage isn’t permitted. Redevelopment depends on available FSI.

A copy can be obtained from the Sub-registrar office

Legal procedures are followed, share certificates are issued to nominees, and changes are made to the Development Agreement.

Clear existing loans and take fresh housing loans or secure NOC from the current bank

Legal matters proceed separately; joining redevelopment is possible upon agreement.

Law states unwilling members can’t halt the process, but court matters might delay it.
